Bennett Knight Ltd are strategic land specialists & developers based in North Yorkshire.

As a local property developers by trade, we recognise the detrimental effect that national housing developers can have on our communities therefore, our ethos is to work with land owners to maximise the value of their land whilst minimising the development impact on our towns & villages.


Strategic land sourced is developed by our group owned regional home builder, Havenfort Homes Ltd.

What do we do?

We help landowners to maximise the potential of land through our experience in securing planning on residential and commercial sites throughout our region.


Our structured approach has helped land and property owners realise the development value of their land or buildings by de-risking the planning process for them and providing a clear exit strategy once planning has been approved.


We collaborate with landowners in a variety of ways from option agreements to joint ventures and unconditional purchases and look to provide a consultative, professional service to all our clients.

How it works? 

We use our expertise to obtain planning consent for the landowner.

We cover all costs of designs, professional surveys, planning submissions and if required planning appeals.

We manage the full planning process and take 100% of the risk whilst handling all planning authority negotiations.

Once planning is approved, we purchase the land for the sum agreed.
